Rental Agreement & House Rules
By completing a reservation at Bayside Hideaway, guests acknowledge that they have read, understood, and agreed to all terms and conditions listed below. This agreement applies to all stays and supersedes any prior verbal or written communication.
1. Property Information
Address: For the security of all our guests this will be provided the morning of check-in (depending on circumstances this may be provided sooner upon requests, all requests will be considered on case-by-case basis)
Type: 2‑bedroom, 1‑bath cabin on the Mississippi River
Included Areas: Interior living spaces and designated outdoor areas
Excluded Areas: Garage, locked closets, and marked storage areas
2. Check‑In, Check‑Out & Access
Check‑in: 3:00 PM
Check‑out: 11:00 AM
Early check‑in or late check‑out may be available upon request and approval.
Quiet Hours: 11:00 PM – 8:00 AM
Maximum Occupancy:
Overnight guests: 4
Daytime guests: 10 (must leave by quiet hours)
3. Payment & Cancellation
Cancellation policy:
100% refund if canceled 5+ days before arrival
50% refund if canceled 1+ days before arrival
No refund after that point
Processing fees are non‑refundable unless prohibited by law.
4. House Rules Overview
These rules ensure safety, cleanliness, and respect for the property and neighborhood.
No parties or large gatherings
No smoking or vaping anywhere on the property
No unauthorized pets
Respect quiet hours
Follow occupancy limits
Use the property lawfully and respectfully
5. Cleanliness & Conduct
Guests must maintain the property in clean, sanitary condition and avoid tracking dirt, debris, or water through the home.
Guests must report any damage promptly.
Excessive cleaning required by our maintenance team may result in additional fees.
6. AnimalsPets
Animals and pets are not allowed, except for legally recognized service animals.
Unauthorized pets may result in termination of the stay without refund.

7. Parking
Up to four vehicles may park in designated spaces:
In front of the cabin
Beside the cabin near the propane tank
Behind space #1
In front of the garage
Vehicles may not block neighboring driveways or access points.
8. Smoking
Smoking, vaping, and all tobacco or cannabis products are prohibited anywhere on the property.
Evidence of smoking may result in cleaning or remediation fees.
9. Guests & Visitors
Maximum overnight guests: 4
Maximum daytime guests: 10
Visitors must leave by 11:00 PM
The booking guest is responsible for all guests and visitors.
10. Use of Property
The property may be used for residential purposes only. Commercial activity, influencer content creation, events, or parties are not permitted.
Illegal activity may result in immediate removal without refund.
11. Inspections & Maintenance
The property is inspected before check‑in and after check‑out.
The host may enter the property as required by Minnesota law for maintenance or safety.
12. Utilities & Equipment
All utilities are included. Tampering with Wi‑Fi equipment, thermostats (beyond normal adjustment), or utility systems is prohibited.
13. Restricted Areas
Guests may not enter the garage, locked closets, or marked storage areas. Unauthorized entry may result in fees or termination.
14. Trash & Waste
Trash must be disposed of according to provided instructions. Improper disposal may result in fees.
15. Quiet Enjoyment
Guests and neighbors are entitled to peaceful enjoyment of the property. Disruptive behavior may result in termination without refund.
16. Left‑Behind Items
The host will make reasonable efforts to return lost items. Items not claimed within two weeks may be discarded.
17. Liability & Indemnification
Guests use the property at their own risk. The host is not responsible for injuries, accidents, or loss of personal belongings.
Guests agree to indemnify and hold the host harmless from claims arising from use of the property.
18. Governing Law
This agreement is governed by all applicable Minnesota and Federal laws.
19. Entire Agreement
This page constitutes the full rental agreement and supersedes all prior discussions or representations.
